Dear Tenant,
The premises were rented out almost six years back in January 2022 at monthly rent [your rent amount]. It was decided that you would agree to an increase in rent every six years. Unfortunately, you never paid the increased rent despite my repeated reminders. Not only this, you are not paying any rent for the last six months. Therefore, I have concluded that you are not in a position to pay the rent and hence you have no right to live as a tenant now. In this situation, I am giving you notice to vacate your house within 60 days from the date of this letter.
If you vacate within 30 days, I will not claim the rented area [for 2 Month]. I hope you yourself would like to take advantage of this offer and vacate. Please note that if this is not vacated, you will be considered an unlawful occupant at the end of the 45 day [from today].
